POST AUCTION EDITORIAL - NEW PARK HOUSE, BALLYSAX, THE CURRAGH, CO. KILDARE ON C. 180 ACRES




Jordan Auctioneers, Newbridge had a great Auction in the Keadeen Hotel on Tuesday last for the sale of Newpark House, The Curragh on circa 180 acres. Before a packed Auction room of 60 people it was obvious from the outset that this was going to a lively affair. Paddy Jordan opened the bidding at €1.5m and with over 6 parties offering the price quickly rose to €3m at which point a quick recess and consultation with the vendor took place.

Mr Jordan arrived back into the room and declared the property on the market and at this stage 3 serious bidder competed before the hammer dropped at €3,200,000 equating to an overall price per acre of €17.7k.    

The purchaser was a Solicitor acting in trust for an undisclosed client. According to Mr. Jordan ‘Newpark House was one of the best farms he had offered for sale combining an excellent location with a superb quality holding’.

The land comprised a total of 180 acres all in one large block and mostly in tillage with extensive road frontage and several access points.   It was described as suitable for any number of uses. The period house extended to c.5,705 sq.ft and although in need of some modernisation was described by the selling agents as ‘in generally good condition throughout’.

The yard comprised several old sheds and there was also a Gate Lodge and additional staff house which were in good condition and presently occupied.

Jordan’s had been quoting €2.5m for the entire prior to the Auction and afterwards said ‘the sale had gone very well with strong interest from the outset and steady viewings. Brexit might hang over the market, but the fact remains that premium properties will always be in demand’.

POST AUCTION EDITORIAL - 17.5 ACRES AT CUTBUSH, THE CURRAGH, CO. KILDARE



Jordan Auctioneers, Newbridge successfully sold 17.5 acres at Cutbush, The Curragh, Co. Kildare by Auction on Thursday last for a figure of €525,000 equating to €30,000 per acre.

Before a small attendance of about 5 different parties bidding opened at €300,000 with 3 bidders up to €425,000 at which stage Auctioneer Clive Kavanagh put the property on the market. Two bidders then fought it out before the hammer fell at €525,000 to an unknown party.

The lands were laid out in one block, currently in two divisions with frontage onto the local road of approximately 130 metres. They were in arable use and there are existing housing developments located to the north, west and south.

The entire was within the village of Cutbush and it was estimated that circa 6 acres are zoned for ‘Settlement Expansion’ with the balance defined as agricultural and having some long term development potential.

POST AUCTION EDITORIAL - 28 Acres at Downings North, Prosperous, Naas, Co. Kildare



Jordan Auctioneers successfully sold 28 acres of land in two lots by Public Auction on Tuesday last for a combined total of €338,500 equating to just over €12,000 per acre. Before a small attendance of about 12 local based buyers the property was offered for sale in two lots:

Lot 1 comprised c.24 acres all in grass. This opened with an initial offer of €200k with 2 active buyers bidding all the way until the hammer dropped at €262,500 to a local based purchaser.

Lot 2: comprised c.4 acres which was opposite Lot 1 and an ideal site for a house subject to the obtaining Planning Permission. This opened with an initial bid of €40,000 with 3 active buyers before being sold for €76,000 to another local based party.

Speaking after the Auction Clive Kavanagh of the selling agents said ‘that there had been good interest in both lots from the outset but that the majority of this was local based and a reflection of the increased difficulties obtaining planning permission in County Kildare for one – off houses unless a clear connection to the area is established’.

POST AUCTION EDITORIAL - 13 ACRES AT DAARS, SALLINS, CO. KILDARE




Jordan Auctioneers successfully sold 13 acres of good quality land in the townsland of Daars, close to Straffan 3km, Sallins 4km & Naas 6km after the Public Auction on Tuesday last.

Before a small attendance bidding opened at €70,000 with 3 active buyers up to €112,000 at which point the land was subsequently withdrawn and sold afterwards for an undisclosed sum following private negotiations.

The entire comprised c. 13 acres (5.26 hectares) all in permanent pasture with natural boundaries and good road frontage.  According to Clive Kavanagh of the selling agents ‘the entire would make an ideal site for a residence subject to obtaining the necessary Planning Permission at a future date and the buyer is understood to be from the general area’.

Jordan Auctioneers successfully sold a smashing farm in Rathnure, Co.Wexford by Public Auction on Thursday last for €1,500,000 equating to almost €19,000 per acre including the house & yard. Rathnure House on 79 acres was an Executor sale and before a packed crowd of about 60 people it was obvious beforehand that this Auction was going to be lively from the outset.

Jordan’s offered the property in a number of lots in addition to the entire and while the individual lots commanded interest bidding on the entire kept trumping the lots.
