POST AUCTION - FARMHOUSE ON C. 55 ACRES AT KILRUSH, ATHY, CO. KILDARE


Athy is proving a lucky stomping ground for Newbridge Auctioneer Paddy Jordan who successfully sold 55 acres on Thursday last for just over €12,500 per acre which had been guided at €10,000 per acre. An Executor sale, comprising 55 acres with a separate farmhouse was located in Kilrush just off the Kilcullen/Athy Road (N78) about 5km from Athy.

The land was in 7 good sized divisions, all in grass with an old farmyard comprising a number of haysheds and 2 silage pits. This lot opened with an initial bid of €300,000 with 3 to 4 bidders and placed on the market at €600,000 with two bidders fighting it out before the hammer dropped at €690,000. The purchaser is believed to be a local farmer.

Lot 2 comprised the farmhouse on just over ½ acre which was in need of extensive renovation. There were two bidders for this lot which sold for €70,000 to a Solicitor acting in trust on behalf of a client.


POST AUCTION - 92 ACRES, BERT DEMENSE, ATHY, CO. KILDARE



They say the ‘cream always rises to the top’ therefore it was fitting on Tuesday last that some of the finest land in County Kildare on the edge of Athy at Bert Demesne, surrounded by many of best tillage farmers in the Country achieved a record price for 2015 in the area of just over €19,000 per acre.

Jordan Auctioneers, Newbridge handled the sale before a packed room in the Clanard Court Hotel, Athy.  The land was all in one block with extensive dual road frontage and has been in arable use for the last number of years with no waste whatsoever and noted for its continual high yields.

It was proposed to offer the land for sale in three lots but it quickly became apparent that the real interest was in the entire holding. Paddy Jordan, having read the room expertly started with the entire 92 acres and the land opened with an initial bid of €500,000 with four bidders who participated right up to €1,740,000. At this point the entire was put on hold and Lot 1 comprising 64 acres was then offered for sale with two bids of €1,000,000 and €1,100,000 respectively.  Lot 2 then comprising 27½ acres was then offered and received no bids at which point Mr. Jordan adjourned to consult with the vendors.

A quick decision was made and it was decided to place the entire 92 acres on the market at €1,740,000. Two further bids were received and the hammer was dropped to the highest bidder, Helen Dawson of Delaney Dawson Solicitors, Newbridge acting on behalf of an undisclosed client.

This was an extraordinary price for purely agricultural land and commenting after the sale Paddy Jordan said there had been ‘great interest in the lands and the result again highlights that quality, location and the strength of farmers in the locality remain the key ingredients to obtaining a premium above the average rate before adding that there are 3 very disappointed under bidders looking for something similar in the area’.

POST AUCTION EDITORIAL – BUNGALOW NAAS ROAD & TOWN CENTRE DEVELOPMENT SITE


Jordan Auctioneers, Newbridge are delighted to have successfully sold two properties in Kilcullen by Public Auction on Wednesday last.

The first lot offered for sale was an excellent town centre development opportunity with 2 existing Period houses on the banks of the River Liffey. On a site area of circa 3.4 acres the property is Zoned ‘Town Centre’ & ‘Amenity’ with full Planning in place for 41 x 2 & 3 bedroom apartments in addition to a commercial element. Bidding for this lot was brisk with an opening offer of €200,000 and three bidders up to €280,000 at which point the property was placed on the market. There were three final purchasers involved right up to end price of €430,000 when the lot was successfully sold to a Solicitor acting in trust for a client.

The second lot offered for sale was a detached bungalow just off the Naas road on an elevated site of circa 0.67 hectares (1.66 acres). Bidding opened again at €200,000 with three potential purchasers. The property was placed on the market at €260,000 with two final bidders fighting it out until the hammer fell at €305,000 again to a local Solicitor acting in trust.


Speaking after the sale Auctioneer Clive Kavanagh commented ‘that both properties had achieved above the guide price and there had been steady interested throughout the sales campaign. He wished both purchasers the best of luck with each lot’.
