POST AUCTION - C.125 ACRES, RATHSALLAGH, DUNLAVIN, CO.WICKLOW



Jordan Auctioneers, Newbridge successfully sold 125 acres at Rathsallagh, Co.Wicklow by Public Auction on Thursday last for the sum of €930,000 equating to almost €7,500 per acre. The land was in a mixture of uses with 61 acres in tillage, 30 acres in grass and 34 in woodland.
Before a small attendance of circa 10 people there were 3 bidders from the outset and the entire opened with an initial offer of €650,000 going up to €850,000. After a brief consultation with the vendors two more bids were received and the entire was placed on the market at €870,000. Two parties fought it out before the hammer dropped at €930,000 to a Solicitor acting in trust for his client.

The land had frontage onto the Dunlavin, Grangecon road and was convenient to Kilcullen and Baltinglass. Jordans had been quoting €825,000 prior to the Auction.

POST AUCTION - 27 ACRES, CLONAGH, BALLICKMOYLER, CO.LAOIS


Jordan Auctioneers, Newbridge successfully sold 27 acres of good quality land just outside the village of Killeen between Maganey & Ballickmoyler on the Laois/ Carlow/ Kildare border on Wednesday last for a price of €375,000 equating to just under €14,000 per acre.  

Before an attendance of around 25 people in the Seven Oaks Hotel, Carlow the property opened with an initial bid of €200,000 with three active bidders up to €375,000 and after a brief consultation with the vendor the property was declared on the market and with no further bidding was sold to a local farmer for €375,000.


The lands benefits from good accessibility to the road network leading to Carlow, Athy & Portlaoise and were all in grass in two divisions with natural boundaries and hedgerows. Speaking after the auction Clive Kavanagh of the selling agents described the land ‘as good quality, in an area where little comes for sale and the property had generated extensive local interest throughout the marketing campaign’.

PRESS RELEASE - c.87 acres, Swiftsheath, Jenkinstown, Kilkenny, Co.Kilkenny.



Jordan Auctioneers, Newbridge successfully sold c. 57 acres at Swiftsheath, Jenkinstown, Co.Kilkenny by Public Auction on Thursday last for €570,000 equating to €10,000 per acre. The holding was part of the historic Swiftsheath demesne, with its long history and association with Dean Jonathan Swift.
 
Before a large attendance of about 25 people in the Newpark hotel the entire was offered for sale in two lots. Lot 1 comprised c.57 acres (c.23 hectares) with extensive road frontage and an original farmyard. The land was a combination of grass (26 acres), forestry (13 acres) and tillage (18 acres) and bidding opened at €400,000 with 3 bidders up to €570,000 at which stage Auctioneer Paddy Jordan consulted with the vendor and declared the property on the market.  There were no more bids received before the hammer fell at €570,000.

Lot 2 comprised c.30 acres (c.12 hectares) located almost directly opposite lot 1 above with good road frontage, currently in grass with a small section planted extending to circa 7 acres. This lot was withdrawn and is currently under negotiation.

The property was in an excellent location between Kilkenny (12km) and Ballyraggett (9km) with easy access to the City and is surrounded with good quality land and a well established farming community.


Speaking after the Auction Paddy Jordan said that ‘there was good interest in the lands from the outset and it’s an area where very little comes for sale and this is reflected in the price achieved’.

Before an attendance of around 20 people the property opened with an initial bid of €300,000 and with two active bidders the property was sold for €500,000. The purchaser was an Accountant acting on behalf of his clients.

POST AUCTION - c.44.3 ACRES, BALLYBRITTAS, CO. LAOIS


Jordan Auctioneers, Newbridge successfully sold 44 acres with a derelict cottage at Ballybrittas, Co.Laois by Public Auction on Friday last. The property is located just off the old N7 National Primary Route between Monasterevin & Portlaoise with the M7 Motorway approximately 6.5km to the south of the property.


Before an attendance of around 20 people in the Keadeen Hotel the property was offered for sale in three lots. The first lot comprised approximately 43½ acres in tillage laid out in four divisions with natural boundaries and hedgerows and circa 6 acres in timber. There was only one bid however for this lot of €300,000.

The second lot offered for sale comprised a cottage on circa 0.7 acres which is in need of renovation with 2 bedrooms, kitchen & living room. Bidding for this lot opened at €50,000 but stopped at €66,000.

The entire was then offered and it was obvious that this is where the real interest was with an opening bid of €370,000 going up in €10,000 intervals to €560,000. The property was then placed on the market with further bidding between parties increasing before the hammer dropped at €650,000. The purchaser is believed to have been a farmer from the general area with equine interests.
