Jordan Auctioneers successfully sold a smashing farm in Rathnure, Co.Wexford by Public Auction on Thursday last for €1,500,000 equating to almost €19,000 per acre including the house & yard. Rathnure House on 79 acres was an Executor sale and before a packed crowd of about 60 people it was obvious beforehand that this Auction was going to be lively from the outset.

Jordan’s offered the property in a number of lots in addition to the entire and while the individual lots commanded interest bidding on the entire kept trumping the lots.

Lot 1: House & Yard on c.6.6 acres:              bid to €190k
Lot 2: 21.4 acres:                                            bid to €460k
Lot 3: 34.3 acres:                                            bid to €500k
Lot 4: 16.47 acres:                                          bid to €310k
Total                                                                           €1,460,000

Lot 5: The entire received one additional bid to €1,500,000 and was sold to a Solictor acting in trust on behalf of a client.

The entire is located approximately 12km from Enniscorthy, 18km to New Ross and 20km to Bunclody. The residence comprised a two storey farmhouse with rear extension on a lovely elevated site. It was approached via a tree lined avenue and set back from the road. Although in need of modernisation it comprised a number of reception rooms in addition to 3 / 4 bedrooms with a total floor area of approximately 230 sq.m (2,475 sq.ft). Located inside the main entrance was also an old gate lodge/ cottage which is derelict but would be ideal for replacement at a future date.

There was a traditional farmyard located to the rear of residence providing a number of old sheds and derelict outhouses under a partial concrete and gravel base.

The land was primarily laid out in one block in a number of divisions.  The entire was mostly very good quality land with natural boundaries and hedgerows throughout. Speaking after the Auction Clive Kavanagh of the selling agents said ‘the sale had generated considerable interest from the outset primarily from local based buyers who knew the farm would be coming to the market at some stage and had been waiting’. Clive goes on to state that ‘the strong price reflects the market and reinforces the view that local buyers and competition are key to obtaining a premium over the average’.
