A Classic Stud Farm with a Classic Pedigree


Kilfrush which was founded in the early 1980s with delightful Georgian Residence together with Manager’s House, Gate Lodge, Staff houses and 73 boxes standing on c. 286 acres of top class land.

The property is located just outside the Village of Knocklong c. 24 miles from Adare Manor Hotel and Golf Club, 20 miles from Limerick City and 30 miles from Shannon International Airport.

Kilfrush Estate House dates from c. 1835 and was built as part of a larger demesne for Joseph Gubbins, who was the Landlord and later to become High Sherriff of Co. Limerick in 1863.  In 1969 the house was sold and purchased by Mr. John A. Mulcahy.  Kilfrush had been used as a dairy farm and it was only after 1978 when purchased  that it began to be converted into a full self-contained bloodstock operation. 

Initial works commenced in 1980 including fencing the lands.  It was at this point that many of the stable yards were constructed and the main house itself underwent further renovation. 

The property comprises c. 286 acres with 73 boxes and various ancillary facilities provided for the full operation of a successful breeding enterprise.

The land is primarily in one block with an internal road system giving access to all paddock.  There is superb mature timber throughout the farm and all boundaries providing excellent natural shelter.  The land itself is good quality limestone ideally suitable for grass growth.  The success from the stud itself indicates that the land has the ability to produce quality having bred over 80 Group and Stakes winners.

The main residence comprises a detached 8 bay two storey house with 5 bay side elevation.  The house was renovated and extended initially in time for President Nixon’s visit in 1970.  The residence has extensive accommodation of approximately 11,272 sq.ft. in the original house.  In addition there is generous accommodation in the guest and leisure wing which was created for the visit of President Nixon and comprises c. 14,900 sq.ft.

There is excellent natural light with an outstanding vista over the lake from the main reception rooms, there are many traditional design features throughout and any work completed has been sympathetic to the original.  There is a Bossi and Adam Style fireplaces and other features which make the property an ideal house for entertaining with the benefit of also being a very comfortable family home.

The main residence includes 4 reception rooms, kitchen, wine cellar, various utilities and 4 principle bedrooms all ensuite.  There is the guest/leisure wing which also includes 3 bedroom suites which were added for the visit of President Nixon.   The gate lodge comprises c. 1,108 sq.ft. and includes 4 bedrooms.  The Manager’s house is a two storey residence comprising c. 2,361 sq.ft. with 2 reception rooms, fully fitted kitchen, 4 bedrooms with 2 ensuite and is adjacent to the main yard.    There are 2 staff houses and an apartment adjoining the stud office.

Yard 1 (Main Yard) includes 24 boxes including stallion box, tack and feed room, 3 foaling boxes, sitting up room, workshop and 3 pony boxes and office.

Outer Yard includes 11 yearling boxes and various sheds for hay and straw, this yard also includes the lunging ring, American barn with a further 22 boxes, tack, feed room and stocks.  There are 6 isolation boxes.  The isolation yard located south of the main holding includes 12 boxes, feed house and turn out paddock.

The lands which in all comprise c. 286 acres is all laid out in grass with post and rail fencing and internal road system accessing all the paddocks.  There is superb shelter with piped water to each paddock.  The farm is ideal for grass production has been well managed by the present owners.  The lands which are some of the best in Co. Limerick are a combination of Elton and Howardstown Series, good limestone land.
